  • Legal requirement: Landlords are legally obligated to conduct annual gas safety inspections in their rental properties. These requirements aim to protect tenants from potential gas-related hazards and ensure compliance with safety regulations.

  • Gas appliances covered: The inspections cover all gas appliances provided by the landlord, such as boilers, water heaters, cookers, and gas fires. The purpose is to check their safe operation, proper installation, and compliance with safety standards.

  • Qualified engineers: Gas safety inspections must be conducted by qualified and registered Gas Safe engineers or professionals approved by the relevant regulatory body. Our engineers have the necessary expertise to assess gas appliances, detect faults, and provide recommendations for repairs or maintenance.

  • Inspection process: During the inspection, the engineer will examine the gas appliances, flues, and ventilation systems to ensure they are functioning safely. They will check for gas leaks, carbon monoxide emissions, and any signs of damage or improper installation.

  • Issuing the CP12 certificate: If the gas safety inspection is successful and the appliances meet the required safety standards, the engineer will issue a Gas Safety Certificate known as a CP12 certificate.   • Tenant notification: Landlords must provide their tenants with a copy of the Gas Safety Certificate. It is important to maintain proper documentation and keep records of the inspections and certificates.

  • Remedial actions: If the inspection reveals any safety concerns or faults, the engineer will provide recommendations for necessary repairs or maintenance. It is the landlord's responsibility to address these issues promptly to ensure the safety of their tenants.
